In the previous article I described relationship anchoring - how a few seemingly common sense reactions can destroy even the best of relationships, and how by timing your reactions just a little differently you can easily turn things around. Today I continue the topic of creating extraordinary relationships by examining something that happens to all of us every day, yet something that only rarely people are skilled at - communicating negative emotions well.

Think of the last time Someone did Something that made you feel bad, and how you expressed your feelings. Did you get the emotional support you wanted, did you resolve it peacefully or did you get into a fight? Even if you believe that someone slighted you and made you feel bad (this line of thinking - “(s)he made me feel bad” - is a perversion of reality that I will talk about in the next article), it is still your responsibility to communicate skillfully how you feel. The worst kind of strategy you can use is to blow up and psychologically punch your “offender” (weren’t you just yesterday saying how much you love her/him?)

Some simple examples when this happens include one partner coming home late from work, the other feeling upset. Or one leaving the bed unmade, the other feeling angry. Or one being busy, the other feeling uncared for. Or one flirting, the other feeling jealous. And millions of other everyday emotional disturbances.

Of course, it is important to speak your mind, to let people know how their behaviors affect you, especially if you are in a close relationship with them. Otherwise, if you repress your emotions, they slowly get built up inside, until you explode (and your relationship together with them). But, if you never learned how to communicate your feelings well, it is very easy to put people on defensive (or sometimes offensive) by blaming them.

The thing is, because most people’s identities are not developed enough to withstand an attack, they react by throwing up mental shields to protect their selfs. Once their mental shields are up, they reject all of your words, even if they are appropriate. What follows is basically an escalation war, typically a lose-lose proposition. Example:
- “You are late again, we are going to miss our appointment.”
- “Again? When was the last time I was late? You always exaggerate!”
- “No I don’t. Remember…”

So, how do you get the message across without being shot as the messenger? The technique is deviously simple - instead of attacking the person because of their behavior, describe how you feel because of the problem that you foresee. In other words, think of it this way - there are three elements here at work: their behavior (e.g. being late), the problem that you foresee (e.g. missing appointment) and your emotional state (e.g. feeling worried). Blaming connects the first two elements together, i.e. behavior to problem, to create an attack (look at the example above again). Instead, skillful communicators use the technique that connects the second two elements together, i.e. problem to emotional state. Example:
- “I feel worried, because I am afraid we might miss our appointment.”
- “Yes, sorry, I got stuck in traffic. Let me change really quick and we’ll go.”

Totally different interaction focused on finding solutions. Of course, it is still valuable to address lateness if it’s a recurring patterns and if it’s important enough. That can be done later once the emotions have subsided and you re-created strong rapport. A simple rule is to discuss differences and disagreements only AFTER you have great rapport, NEVER before.

Test this new strategy for communicating how you feel, and you will see first-hand just how much difference it makes in establishing a harmonious relationship. In the next article, I will describe the what and the how of blaming, and point out how the language gives your thoughts away to observant listeners.

As a business owner, when you hear the word “Free” what do you think of?

Newsletters would be immensely boring if they didn’t offer any information of value. Offering quality information in exchange for nothing is just like telling your customers, “I trust you, and I want to see you happy.” There’s no better message to send and your customers will consistently come back to you because of that philosophy.

The caller then says he needs your information, verifies your address and name on the account and asks for the 3 numbers on the back of the card. These 3 numbers are the security code that proves that you are in possession of the card.A few days later, the caller you thought was legitimate would be making fraudulent charges by using the security code numbers that you had given them. So, consumer beware. Never give out personal or credit card numbers and information to anyone that calls you and ask for this information. This is not standard procedure for most places of business, unless you arranged this with a company for payment.The credit card companies won’t call and ask you for this information because they already know it and have it on file. If you encounter this situation, hang up and call the police and the credit card company. Con artists may use a variation of this type of scam as they may have part of the information from your account and then they’re calling you to”verify” the remainder of it so they can fraudulently use your credit card.There are some unscrupulous scams in the form of guaranteed credit and loans via emails on the internet. Many emails of this nature are simply looking for you to give up your personal information online to them so they can use it for identity theft.To protect against internet style credit scams, keep your computer safe with updated antivirus software, antispy software, a firewall and an antiphishing toolbar. Phishing, where a criminal sends an email that is supposed to be from a reputable bank is becoming more popular, and you want to make sure you do not respond to these emails or give any personal information to them. The threat of something known as identity theft, which is closely tied to credit card fraud, is so abundant today that many singular companies are offering a guarantee to protect you from it for a monthly or yearly fee.

In the beginning, you might think it’s sweet. A few twittering birds flying around, making the place feel good. Then suddenly one day, from being cute it progresses to being a nuisance and you don’t quite know what’s hit you and how to handle it. That’s the way it usually starts. This is especially true if they have already built their nests and laid their eggs. So remember to do it early on.

Once the flocks have taken over a particular place, you will have to try other methods. Observe carefully and you will find in most cases that there are a few dominant birds in each group. These are the ones who fly out first and look into your windows inquisitively. What’s worse, if they see their own reflections, they tend to feel it’s another bird and aggressive ones that they are, they try and attack your poor windows. You need to act fast so here are two ways you can do so.

First, install Bird Discs on your windows. These are like CDs, very reflective and have pictures of wicked looking large birds which will scare them off. Especially if they are small birds, they give in to their instinctive fear and fly away. Birds hate insects like spiders and you’ll find they are especially useful against woodpeckers whose constant tapping can drive anyone crazy! This is even more so when they start nesting so it might be worth your while for your peace of mind to install both the Bird Discs as well as the Moving Spiders. Together, hopefully you’ll keep those pesky birds out. Like we said, don’t be softhearted in the beginning. Scare them away right at the start and you’ll be better off.

Buyer’s remorse, in real estate, occurs when your buyer tells you he has changed his mind and no longer wants to purchase your home. Often, the buyer will simply stop returning your calls and refuse to speak to you. Even worse, he may act as if all is well, string you along for weeks, and finally just not show up for the closing.

Usually this issue occurs when the buyer realizes he can not afford your property. Or after signing a contract with you, he may also have continued shopping and found another property he prefers.

Frequent excuses for not closing usually include a job transfer that fell through, unexpected spousal separation, illness of a family member, didn’t like the neighbors when he spoke to them, and a myriad of other things that have gone wrong since he signed your sales contract. Even if his excuse is true, you now face the dilemma of having to resell your home and incur the additional expenses of carrying the property for several months or longer. Even if you are able to rapidly resell your home again, you will have been delayed by at least thirty days and have the loss of carrying your home longer.

Here are some ways to protect yourself from your closing being cancelled:

• ) You should have your mortgage broker pre-qualify the prospective buyer to be certain they can actually afford to buy your home and if they have enough money for closing. The closing cost issue can be overcome by increasing the selling price and giving back the same amount as a seller concession at the closing.
• ) You should make certain that the buyer gets a Good Faith Estimate. Too often, the buyer’s mortgage broker has the buyer sign a blank Good Faith Estimate. The buyer may get a huge surprise, often the day before or the day of closing, when he finds out how much he has to bring to the closing. You have an option, in this case, of reducing your sales price to accommodate the buyer or, even better, you can take back a small second mortgage at the closing to defer a portion of his closing costs.
• ) The best way to guard against these surprises is to be inquisitive about the buyer’s funding status initially and insert a clause in your sales contract that allows you to get information from the buyer’s mortgage broker regarding the Good Faith Estimate and the status of the loan. You have a lot at stake when you sell your home and this is not too much to ask.
• ) Make certain that your sales contract has a non-refundable escrow deposit clause that encompasses any reason including the buyer’s inability to get financing. Most real estate contracts have a provision for the buyer to get a full refund of their deposit if they are unable to get financing. The second most important part of this sales contract clause should include that any extension of the closing will cost the buyer a given rate per day and for a maximum of fifteen days.

A frequent reason for a cancelled closing is a dramatic change in the buyer’s FICO score. Usually this results from large purchases of furniture or an automobile just prior to closing. Inform the buyer of this possible issue by explaining to him that the lender will re-pull his credit report the day of closing and stop the closing if the buyer’s debt ratio has changed too much. Ways to overcome this problem are credit re-scoring by the lender and quick fixes for your credit report, such as increasing the limits on your existing credit cards to adjust your debt ratios.

Your best protection from surprises is to put appropriate penalty clauses in your contract; have alternative lenders available from your mortgage broker; be open-minded about doing a seller concession at closing; and be willing to consider a small second mortgage to assist with last minute financing shortfalls.

In summary, your best prevention is to proactively keep in touch with all the parties involved in your closing. Of particular importance, and on the front line of issues that “pop up” is your closing agent’s file processor. Make friends with this person so you can call and find out about the progress of the lender, mortgage broker, the buyer and any issues they may be having with the title work. As always, keep yourself informed by keeping open communication with all parties involved in the sale of your home.

One thing that many dealers are trying to do now to get past the old image of the car salesman is to have the salesperson present themselves as a “trusted advisor”. You need to always remember that almost all dealers still pay their salespeople by commission with the exception of Saturn, and even those that pay a flat rate usually pay bonuses for more sales so they still have something to gain to get the sale. As long as we have a death grip on taking everything in life personally, we?re caught in a life of suffering and limitation. Basically, we are trapped by our mind - our thought and beliefs. If we would only open up our perception, we could then release what is holding us hostage, to our detriment and discomfort.According to Vedic psychology, what most of us are experiencing as personal events are not even personal. They are universal, but once again our perception gets in the way. It may not be personal, but we ?take it personally,? as my banana. For example, air, fire and water are all universal elements. We all universally experience them. So, when was the last time you saw someone running around, holding their breath in a constant inhale, informing all around them, ?This is my air! My air! You just wouldn?t understand it, because it is my air!? Most likely never. We would immediately recognize such behavior as misplaced identification, and move as rapidly as possible away from the deluded offensive party. So it is with taking life personally; it is misplaced identification. Vedic psychology says you do not have to take their word for it, you can prove it to yourself. Just ask yourself, ?like air, fire and water, were emotions around before you showed up on the planet?? Were human experiences happening before your charming butt arrived to grace the third rock from the sun? Did you invent thought, or was that bouncing around long before you were born? If it was on the planet before you showed up, then it is a universal event, and there is nothing personal about it.The great 18th century Swedish mystic, Emanuel Swedenborg, says the same about the human experience. He says that as a spiritual creature we take a physical form and come to the universal schoolhouse called the planet earth. Swedenborg says we do this because this universal classroom is the fastest, most efficient way for us to educate ourselves about our Divinity. Swedenborg goes on to say that if there were a faster more effect way to realize our mind than the universal earth classroom, then we would be there, experiencing that something else. Therefore the opportunity to free the mind is offered universally, to everyone, at all times throughout the whole of history. And the educational process that this entails is also offered universally, to all peoples, at all times. Whatever this reality is on earth, it is not personal. What it is, is universally lived, shared and Divinely designed as a collective phenomenon.
